UNIVERSAL TRENDS

Universal Trends, spun out of Brown University in 2004, is a research and consulting company that was created to provide information technology services and products that assist clients in making sound real estate investment decisions.  Universal Trends has developed patent-pending algorithms and software that examines trends in housing values, based on historical sales information, and illustrates these patterns on a geographical map for straightforward interpretation.  Residential real estate developers, small businesses, neighborhood development groups, and government can benefit from the real estate trend analysis that Universal Trends provides. 

Universal Trends has generated maps to aid in:

  • Determining real estate sales values within a specific time period, location, and property type
  • Assessing availability, demand, and supply of specific properties
  • Matching changes in residential property prices to other trends such as pace of home sales, changes in construction permit requests, and changes residential assessments
  • Determining the impact of investment decisions on the value of a housing market within a specified area

Additionally, this technology can be used to predict future trends for any market for which there is historical data, including:

  • Traffic flow
  • Crime
  • Health
  • Insurance
